Why do I need a variance?
If you are proposing work that does not comply with the Zoning Ordinance, you have to apply for a variance to be able to move forward. Variances permit modifications to setbacks, height, area, etc. in most zoning districts. Keep in mind that variances are not granted automatically and are required to meet certain criteria to be approved.
